Root & Branch is our contribution to tackling the UK’s dire housing shortage; we are frustrated that so many households are priced out of neighbourhoods they love when it comes to the need to move for more space.
Our solution is a new high-quality, off-site manufactured, terraced housing typology for small, underutilised sites which can be easily expanded to accommodate a growing family and is equally flexible when the time comes to downsize.
Led by architectural practice Collective Works, our concept of a thoroughly adaptable, sustainable and healthy home, has been developed during more than four years of research and development involving experts in sustainability, wellbeing and modern methods of construction.
Our homes are factory produced which guarantees a thermally efficient, highly airtight structure, vastly reducing energy consumption and maintenance costs across the life of the home. Modern methods of construction also enable the delivery of consistent high quality internal finishes.

Our typologies encompass a multitude of configurations and possible extensions designed around the changing needs of the homeowner; this flexibility allows families to stay in their neighbourhoods and expand their homes over time. Owners can save on moving costs and reduce the stress and hassle of building work through easy-to-fit extensions that are manufactured offsite. This flexibility also provides local stakeholders foresight on the potential capacity of their neighbourhoods, now and in the future.

Root & Branch homes are designed to meet the RIBA’s 2030 challenge targets. Through working with modern methods of construction and approved contractors, we will ensure we deliver to this quality standard whilst measuring post-completion performance. Further, by delaying the expansion of homes until they’re required by communities, we will reduce the upfront carbon required per household.
